Why roof leaks matter in Universal City

Universal City is a compact north-east suburb with a large share of mid-century housing, and that era built roofs in a particular way. Carports, covered walkways, patio covers and flat-roofed additions were common, and they were tied into the main pitched roof wherever they happened to land. The result is a housing stock full of transitions between a slope that sheds water quickly and a surface that barely sheds at all.

Those transitions are the single most common leak point on this housing stock, and the reason is structural rather than accidental. A pitched roof gets rid of water by gravity; a low-slope roof holds it and moves it slowly toward a drain or an edge. The two require different materials — shingles above, membrane below — and the junction between them has to be built so the membrane runs up under the pitched roof far enough that water coming off the slope at volume cannot get beneath it. Done short, or done with sealant instead of a proper upturn, and it leaks every time the main roof dumps a hard downpour onto it. This is the repair that needs the transition rebuilt properly rather than another layer of coating.

Low-slope areas bring a second problem: ponding. Any dip in the decking collects water, the weight of standing water deepens the dip, and the cycle continues. Shingles installed on a slope too shallow for them — something you still find on older patio covers and carport roofs where somebody extended the main roof covering across — will leak regardless of workmanship, because shingles rely on gravity and a minimum pitch to work at all.

The third factor is ventilation. Attics from this era were frequently given little or no intake ventilation, and where additions were built the attic space above them is often sealed off from the main attic entirely. A dead air pocket over an addition holds heat and humidity, cooks the decking from underneath and produces condensation that gets reported as a leak. Universal City roof leak questions

My carport roof leaks every time it rains hard. Why can nobody fix it?

Usually because the fix being attempted is the wrong kind. If the carport is low-slope and the main roof sheds onto it, the junction has to be built as a membrane carried up under the shingle courses, far enough that water arriving at volume cannot get beneath the upturn. Coating or sealing the surface treats the flat area, which is not where the water is entering.

Can shingles be used on a flat or near-flat roof?

Not reliably. Shingles work by gravity and need a minimum pitch to shed; below it, water sits on them and finds its way under the courses. Older patio covers and carports often have shingles carried across from the main roof regardless, and those areas leak no matter how carefully the shingles were installed. The correct material is a membrane.

Water drips from my ceiling but only in humid weather, not when it rains. Is that a leak?

Probably condensation rather than a leak. Warm, humid air hitting cold duct metal or cold sheathing sweats and drips, and it looks identical from below. The giveaways are that it tracks humidity instead of rainfall and that it is spread fairly evenly across an area rather than concentrated along one path. The fix is ventilation, not roofing.

The attic above my addition has no access. Is that a problem?

It is common on this housing stock and it is worth resolving. A sealed attic pocket cannot be inspected, so any problem in it goes unnoticed until it reaches the ceiling, and it cannot ventilate, so it holds heat and moisture. Creating access is usually straightforward and it makes everything above that addition diagnosable.

Is it worth adding ventilation to a 1960s attic?

Frequently one of the better-value pieces of work on a house of that age. Intake at the soffit paired with exhaust at or near the ridge lets the attic breathe, which slows the ageing of the decking and the shingles and reduces the humidity that causes condensation. It will not reverse damage already done, but it changes what happens from here.
